20 Bridge Street, Sydney
12,000 m² | Circular Exit Strategy
Opportunity
After over 20 years at 20 Bridge Street, ASX was relocating to Martin Place. While large-scale reuse wasn’t viable within the new fit-out, ASX saw an opportunity to avoid unnecessary waste and create community benefit, despite having no make-good obligation.
With multiple third-party conversations underway and a relocation program to deliver, ASX needed a partner to take control of rehoming at scale: fast, efficiently, and cost-effectively.
Process
FF&3 audited all FF&E across the site and rapidly developed a rehoming strategy building on ASX’s early engagement and incorporating our established network. We coordinated staff-led rehoming initiatives that raised funds for charity and managed all third parties and logistics to deliver products to their new homes. Outcomes were captured and quantified in a detailed report.

400 George Street, Sydney
7,600 m² | Refurbishment
Opportunity
As part of a major consolidation at 400 George Street, Telstra reduced its workplace footprint from ~31,000 m² to ~14,000 m². Rather than defaulting to replacement, Telstra set a clear ambition: maximise reuse of existing furniture, fixtures and equipment.
With a high-quality FF&E asset base already in place, the opportunity was to retain value, reduce embodied carbon, and deliver a refurbished workplace that made smart use of what was already there.
Process
FF&3 audited FF&E across 11 floors to build a clear picture of reuse potential. Working closely with the design team, we identified products best suited for integration into the refurbished floors. FF&3 then managed the full delivery scope including removal, storage, cleaning, and reinstallation, ensuring assets were returned ready for use. Outcomes were captured and quantified in a detailed post-project report.
